David Felice and Simone Vella Lenicker, Partners at AP Valletta, delivered a lecture titled “The Value of Heritage”, focusing on the unique challenges and methodologies involved when valuing heritage properties. Drawing from case studies, they highlighted key considerations such as regulatory constraints, the limitations of standard methodologies, as well as the impacts of historical designation on market value and heritage premium within the context of the local and international valuation standards. The presentation offered valuable insights for real estate professionals on valuations of historically significant properties.
As with all property valuations, data is key. AP Valletta presented a digital tool that has been developed inhouse, and which consists of a geospatial map onto which data related to actual property transactions has been logged, allowing the user access to location-specific information. In the case of historic properties, the tool allows the user to search by property typology as well as location, thus enabling the collation of information specific to heritage properties.
The event was hosted on 26th June 2025 by the Valuation Forum, which organises quarterly meetings aimed at fostering dialogue and knowledge exchange among property valuers and other real estate professionals and stakeholders active within the Maltese real estate market.
